landaal packaging systems officials in the summer announced plans to break ground on the expansion, a nearly 65,000squarefoot addition to the existing building.a groundbreaking event took place in july at the delta containers division site, located at 1400 eddy st. on bay city&39s east side. plant manager brian timm said the warehouse portion of the project is about 65 percent complete, and the office portion is about 20 percent complete. the entire project is expected to be complete by april 1."everything will be done by then. that&39s what the timeline is right now," he said.related landaal packaging systems breaking ground on 5 million addition in bay citythe brownfield redevelopment plan would authorize the city to capture taxes to reimburse the developer for certain eligible activities for the purpose of facilitating the construction of a 64,630squarefoot expansion to its existing 49,600squarefoot building.sara dimitroff, economic development project manager for bay city, said the brownfield redevelopment authority on dec. 16 unanimously approved the plan, and now it&39s up to city commissioners to decide."it&39s an incentive for them to expand," dimitroff said of landaal.the item is on the agenda for the bay city commission&39s regular meeting to take place at 730 p.m. monday, jan. 5, at bay city hall, 301 washington ave.the project consists of an expansion over three parcels located at 1302 n. mclellan, 1400 eddy st. and 1221 n. johnson st. in bay city, as well as portions of water, sanitary and storm sewers, sidewalks and drives entering the site.the plan also would enable the city to place additional captured tax increment into a local site remediation revolving fund to be used within the city at other brownfield sites to assist with additional redevelopment activity.landaal already has demolished a building at 1302 n. mclellan, where the new building for warehousing operations and office space is to be located.landaal plans to invest about 4.9 million. the effective initial taxable value for the plan is 358,994. redevelopment of the property is expected to initially generate incremental taxable value in 2015. the estimated taxable value of the completed development is 2.65 million.the brownfield redevelopment authority would capture tax increment revenues for five years, following payback estimated at 420,641 to build the local site remediation revolving fund.read more about the plan here.timm said the project will continue regardless of whether the commissioners approve the plan."it would just help us as far as payback for getting rid of the contaminated soil and that type of stuff," he said. "we&39re just hoping that the city will help us with it."landaal packaging systems president steve landaal in the summer said the expansion will make the facility more efficient and could result in job creation."our current building is jam packed," landaal said.
